7 Reasons to Work with a Seller's Agent

Do you want to sell your home, but don't know how? The first thing you should do is contact a real estate agent, who has professional knowledge to help you sell your home quickly and to make the most money! These 7 reasons show you why you should work with a real estate to help sell your home!



Reason #1 Pricing Your House Right

One of the main reasons to work with a real estate agent is they have the tools and knowledge to price your house properly. They know the market and have experience and training to price houses correctly. If you do not price your house properly, it will either sit on the market for too long if priced too high or you will not make as much money as you could if the if priced too low. Make sure to work with an agent who knows the market and will price your house right!


Reason #2 MLS and Marketing

Once your house has been properly priced, you need to market your property to potential buyers. Real estate agents will use a variety of marketing tools from Facebook to mailers to get the word out about your house. Most importantly, real estate agents will be able to put your home onto the Multiple Listing Service, which is a large database of homes for sale. One powerful aspect of the MLS is that buyers that are working with a real estate will use the MLS to search for homes. Furthermore, websites like Zillow.com or REALTOR.com will pull homes from the MLS, so even more buyers will see your home. If you do not work with an agent, you will not have access to the MLS and your home will not appear to most potential buyers, which will make it more difficult to sell.


Reason #3 Advice and Tips

Real estate agents have lots of experience selling homes, so they know what it takes to get the most value out of your home. They will be able to give you specific tips and advice for selling your home from painting to replacing major appliances. Reason #4 Completing Paperwork

When you sell your home, there is lots of paperwork you have to complete and a lot of it is confusing. Not only will a real estate complete the paperwork for you, but they will be able to explain all the paperwork to you. Moreover, there are certain things you must include when you list a home such as the Property Transfer Lead Paint Notification for homes built prior to 1978 or Title V paperwork for septic systems. If you do not provide this to potential buyers, you can open yourself up for a lawsuit. Protect yourself and work with an agent, so all of this is taken care of!


Reason #5 Choosing a Qualified Buyer

As I stated earlier, real estate agents will help to market your property to potential buyers. But more importantly, they will help to choose a qualified buyer to purchase your home. Not all buyers are equal and you want one that can actually purchase your home. You want a buyer who is pre-approved for a mortgage. Ideally, you want a buyer who does not have too many contingencies tied to their offer such as the sale of another property. You want a buyer who is going to put down enough earnest monies to not back out of the deal. A real estate agent knows what a qualified buyer looks like and will help you find someone who can buy your home!


Reason #6 Connections to Experts

While a real estate agent is the most important expert you will work with when selling your home, there are many other people who will help you, as well. Most importantly, you will need an attorney to process the sale and make sure there are no issues with the ownership of the home. Furthermore, you may need other experts to help fix issues with your home such as electricians or plumbers. Real estate agents have connections to many experts in these fields to help you get things done quickly and easily.


Reason #7 Negotiating the Best Deal

Finally, real estate agents will help you negotiate the best deal. They know how to deal with other agents and to remove feelings from the situation, so you can make the most money with the least amount of stress.
